From the very outset, clients have access to Brodie’s real estate development expertise as we offer services designed to assist with land purchase and acquisition. From title review to site inspections to pro forma development, we manage all aspects of the property purchase process to ensure that the client’s development goals are well matched to the particular property.
Entitlement
Complex governmental reviews and approval processes are often the biggest roadblocks for a project. Our decades of entitlement experience allows us to be proactive in our approach to the entitlement process--we pride ourselves on addressing land use, zoning, permitting, and environmental issues before they arise.
Design
A successful design stems from a nuanced understanding of the client’s vision, and our value centers upon our ability to take that understanding and assemble the right team to bring the project vision to life. We work closely with the client to ensure that we have a deep knowledge of their goals and needs. Once understood, we act as a liaison between our client and the design team and work diligently to maintain the integrity of the client’s vision throughout the design process.
Pre-Construction
All too often, builds find themselves bogged down by contractual disputes and budgetary disagreements. Brodie alleviates these hazards by offering a proactive approach to the pre-construction process. We negotiate contract and fee structure on behalf of the client and continue this advocacy throughout the contract development phase. From scope confirmation to vetting various contractors, we ensure the project is properly resourced before the hammer hits the nail.
Construction
Our chief responsibility is to serve as an intermediary between the client and the construction team that we assemble for each specific build. Brodie acts as both a translator and an advocate for the client as we work hand in hand with them to ensure that their vision is articulated and enacted at every step of the construction process. We offer client-centric construction expertise and, in doing so, provide peace of mind to clients that is all too often absent from the construction experience.
Activation
The client’s ability to function with ease and comfort within the space from the moment they move in is our true metric of success. When the art installation team arrives on the final day, we will be there--and just as it was on day one, our focus will be on ensuring that the client’s expectations are met and exceeded at every turn. We believe a project’s beauty must be matched by its utility, and we go to great lengths to ensure that all of our builds are brought to fruition with both of those goals in mind. Our job is not done until the client is moved in and the space is functioning as it was envisioned and intended.
